In this challenging market, it is increasingly difficult to acquire properties.  Cleveland is no exception to this countrywide trend.  The Cleveland market is further saturated with long distance investors because this area still has potential, unlike other areas.

We are currently analyzing deals in B and C class neighborhoods for our buy and hold investments.   

The criteria we are seeking are as follows:

• Property must cash flow including 2% vacancy, 2% repairs, and 3% capital expenditures 
• Minimum 10% cash on cash return
• 1% Rule
