Understanding that forming the right team is a crucial component of building a successful business, we believe spending time upfront to form the best team with the best people in the proper positions is what will ultimately set us apart from the rest.
Our company’s short term (1 yr.) goal is to flip two properties and purchase four cash flowing rental properties by end of year 2020.
The interim goal is to own a minimum of eighteen cash flowing “doors” by January 2025.
The long term goal is to have team members that have personal interest vested with the wellbeing of the company’s future.
Initially we will be primarily concentrating on “fix & flips” the revenue generated will be put back into the business and put toward the purchase of subsequent properties. Once the desired capital has been acquired we will transition to the “buy & hold strategy”.
We are most interested in properties that are in a B and C neighborhoods (no war zones) and in need of some of repair. 3 bedroom /2 bathroom homes are preferred but we will entertain a 2/1 if the square footage is over 1000.
At this time, we are focused on properties selling in the $200’s (or less) market that can be bought in line with the 70% rule. The fix and flips are expected to produce circa 15% net profit while the buy & holds COC returns are expected to be in the range of 12% and produce a minimum positive cash flow of $200/month or close to the 50% rule.
